Questions
A typical 800–1,000 sq ft first floor is three to five days: one day sanding, then a coat a day with dry time between. You can walk on it in socks after 24 hours; furniture goes back after 72, area rugs after two weeks.
Our sanders run to a sealed vacuum system, so the airborne dust that coats a house during old-style sanding is captured at the drum. It isn't literally zero — no system is — but you won't be wiping grey film off every surface for a month.
Usually. We bring stain samples and test on your actual boards, because the same stain reads differently on red oak, white oak and maple. For repairs we weave new boards into the field rather than patching a square, so the seam disappears once it's finished.
Yes, standard furniture is included. We ask you to handle electronics, breakables and anything with a cord, and we'll tell you at the estimate if something like a piano or a full-wall built-in needs a specialist.
Solid can be refinished many times and suits an at- or above-grade floor. Engineered is more stable against moisture and temperature swing, so it's the pick for basements, slabs and over radiant heat. We'll check your subfloor and moisture reading at the estimate and tell you straight.
It depends on material, square footage, subfloor condition and how much tear-out is involved — which is exactly why the estimate is free and on site. You get line-item pricing in writing, good for 30 days, before you commit to anything.
